bottom line?&lt;span&gt;&amp;nbsp; &lt;/span&gt;Today, a variety of
products and remodeling methods help homeowners change or update the look of
their kitchen for far less than the thousands of dollars it may cost to gut a
kitchen.&lt;br /&gt;&lt;br /&gt;When contemplating a kitchen remodel, one rule of thumb
suggests never spending more than 15% of a home&amp;#39;s current value on the
project.  In fact, spending less while
creating a more functional and elegant room is possible if the project is
researched and budgeted carefully.&lt;br /&gt;&lt;br /&gt;
One way to dramatically change the look and style of a
kitchen can be accomplished by resurfacing kitchen cabinets.  In fact, some manufacturers offer
peel-and-stick veneer for do-it-yourselfers to make the job simpler.  No matter if it&amp;#39;s peel-and-stick veneer or cut to size, it is always better to measure twice and cut once.  The job can also be outsourced to professional kitchen remodelers.  In this
case, carpenters remove doors and drawer fronts and cover all exterior surfaces
with a veneer of prefinished wood.  The new doors and drawer fronts are made to match.  With this method, costs may range from $100 to $300 per linear foot of
cabinetry.&lt;br /&gt;&lt;br /&gt;
Thermofoil doors are another relatively inexpensive option.  These doors are created by using
heat and pressure to seal a thin layer of plastic coating to fiberboard,
resulting in an incredibly durable door.  The doors can be made to match any interior design or d&amp;eacute;cor.&lt;br /&gt;&lt;br /&gt;
It is also possible to replace just the panels on cabinet
doors, while leaving the boxes intact and in place.  Filler panels available today include glass
that can be clear, etched, tinted, or patterned.  Metal doors are also becoming popular and can
be made from stainless steel or patterned tin.  Even replacing cabinets altogether is less expensive than gutting a room and moving plumbing and electrical lines.  A smaller change that can leave a big impact is concentrating on one major upgrade in the kitchen; such as new window treatments or adding colorful pendant lights to create a stunning effect.&lt;br /&gt;&lt;br /&gt;


New countertops can also provide a dramatic change in a kitchen, and prices can range from very inexpensive to costly, depending on the materials chosen.  Laminates are among
the most economical of countertop surfaces, and are considered stain and heat
resistant.  Solid surface countertops made from acrylic are stain, moisture and heat resistant, and inhibit the growth of bacteria.  Because this material is molded, a sink can be integrated into the countertop for a seamless installation.  Granite continues to be a popular, although a more expensive choice, because of its strength, stain and scratch resistance, and the visually pleasing effect of natural veins, specks, and swirls.&amp;nbsp; A change in flooring color and material can make a kitchen feel brighter and even larger, often for surprisingly less.  Vinyl flooring is affordable,moisture-resistant and durable.&lt;br /&gt;&lt;br /&gt;


For a larger investment, ceramic or natural stone floors are also a good choice for a kitchen.  Ceramic tiles are produced by firing of clay in a kiln at high temperatures.  Different types of clay are used to produce different textures and colors.  Tiles made from natural stone are also a
popular choice, including marble, granite, and slate.&lt;br /&gt;&lt;br /&gt;

To finish the remodel, bold colors can make a statement and tie various kitchen accents together.  Rather than using color sparingly, it can be spread across the entire kitchen.  Some of today&amp;#39;s most popular colors include teal and mushroom.&lt;/p&gt;

It is shocking how close it is to our subdivisions on the North side of Interstate 24!&lt;/p&gt;&lt;p&gt;Below I have placed a copy of the plat, so you can see if it will affect your area.&amp;nbsp; We understand that this is being built right inside the KY line but they will be using Trenton and Tylertown Road to get to the Hemlock. The Rogers Group is deciding between two locations and hopes to acquire the quarry location in order to supply the Hemlock plant with the quarried limestone. In today&amp;#39;s market with lots of homes available&amp;nbsp;to the buyer, why should they?&lt;/p&gt;&lt;p&gt;Here is a little list I give my clients to help them change the &amp;quot;un-appeal&amp;quot; to &amp;quot;curb-appeal&amp;quot;. Some are easy, inexpensive fixes that will help create that outside look of the buyer&amp;#39;s &amp;quot;dream home&amp;quot; and get the seller one, giant step further to a sale.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;1.&lt;/strong&gt; Paint or stain the front and garage doors, especially if they show any weathering. These are the first visuals where a potential buyer focuses. If garage doors are metal and dented, they may need to be replaced.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2.&lt;/strong&gt; Any old, basically abandoned sheds or small structures, must be removed, the area graded and the grass replaced.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;3.&lt;/strong&gt; Change any dated and/or non-operational, outside light fixtures.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4.&lt;/strong&gt; Fix that driveway. If it is blacktop, make sure cracks and crumbling areas are dug out and filled and then the whole driveway sealed. If it is cement, have large cracks filled and repaired professionally. The buyer must at least feel they can drive the moving truck in confidently!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;5.&lt;/strong&gt; Make sure landscaping bricks are in their proper placement. Mowing, weed-whipping sometimes moves them and this is something the homeowner rarely notices, but makes the property look unsightly.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;6.&lt;/strong&gt; Fill in bare dirt under large shade trees. Plant shade-tolerant plants in defined planters or groundcover. Landscape properly for that area.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;7.&lt;/strong&gt; All landscaping beds should be cleaned out and updated for the time of year it is in your region. Place new bedding material down.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;img height="156" src="http://www.d-dbuilders.com/images/landscape6.jpg" style="float:right;" width="220" /&gt;8.&lt;/strong&gt; Have trees and bushes pruned and trimmed. If a bush or tree is looking old or about to expire, remove it and replace it with a similar size and type if you can. If there is a tree limb(s) over the roof, have them removed.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;9.&lt;/strong&gt; If the house needs painting and a full paint job is not in the cards; have it touched up professionally in the worst, most visible spots. Paint shutters and fix them if they are hanging crooked. At least this may help get your client in the front door, even if they negotiate a full paint job into the sale later.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;10.&lt;/strong&gt; If the house is sided, have it power-washed and have gutters and windows cleaned. Window cleaning inside and out makes the house feel updated and fresh, rather than old and dingy.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;11.&lt;/strong&gt; Make sure grass is in good shape, weeds are removed, trimming done regularly. So many sellers fall down on this job the minute the house is listed, and this is critical to selling a house quickly, especially one where the owners have already moved out. In snowy climates, removal must be done regularly too. If owners have moved out, make sure you have an HWA Home Warranty to re-assure buyers.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;12.&lt;/strong&gt; Keep garbage and recycle containers inside the garage, along with all toys and equipment. Make sure the garage is neat and organized. Painted walls and floors also go a long way in this area and are inexpensive to do.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;13.&lt;/strong&gt; Decks should be washed and repainted or re-sealed; plantings around them cleaned, weed-free and looking good. Patio furniture should be in excellent condition. Even though it is in the backyard, this is the area where the family can envision enjoying the warm days and the new yard.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;14.&lt;/strong&gt; If the roof has missing shingles and they can be replaced inexpensively, suggest this be done as it may save negotiation over a completely new roof. Roof repair needs and costs should be minor or the homeowner might as well replace the entire roof.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;15.&lt;/strong&gt; If the homeowner wants to do a bit more, suggest solar lights lining the driveway or installing a more attractive front door with lead glass inserts and replacing plain doorknobs with something more custom.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;a href="http://www.softpicks.net/screenshots/Realtime-Landscaping-Photo.jpg" target="_top"&gt;&lt;img height="159" src="http://tbn0.google.com/images?q=tbn:8zqKJrHPS00J::http://www.softpicks.net/screenshots/Realtime-Landscaping-Photo.jpg" style="float:left;" width="208" /&gt;&lt;/a&gt;16.&lt;/strong&gt; If you have an evening showing, make sure lights are on outside and inside the house. Just like sugar cookies or vanilla scent on the inside of the house, this really says &amp;quot;it&amp;#39;s a home&amp;quot; and I can see myself enjoying life here! In the least, always have some greenery or flowers for the season on the front step or porch; even a birdbath with a little garden around it says home.&lt;/p&gt;&lt;p&gt;Each house is different and&amp;nbsp; might not need all of the items listed done to it. But if there are items that need to be&amp;nbsp;done, do it! And&amp;nbsp;remind the sellers that, most home buyers cannot visualize even these simple changes and clean ups in a house. And the ones who can ... will be looking for a reduced price. So to sell the house at top dollar and quickly, make it &amp;quot;appeal&amp;quot; to the many who will be seeing it! I always make it a point to tell them about home inspections and the benefits of it. Some of them are reluctant to pay for an inspection since the house they&amp;#39;re buying is brand new, (what could be wrong?) and most of them have a minimum 1 year builder&amp;#39;s written warranty so they think that will cover everythin!. That is great but I got news for any &amp;quot;would be buyers&amp;quot; out there.&lt;/p&gt;&lt;p&gt;&lt;img height="165" src="http://www.melig.com/image_store/uploads/6/6/7/0/5/ar121650267750766.jpg" style="float:right;" width="235" /&gt;&lt;/p&gt;&lt;p&gt;Two&amp;nbsp;months ago one of my clients agreed to pay for a home inspection and among the things the inspector found incomplete were both attic space and crawl space had partial insulation done. Part of the crawl space was missing the insulation under the floor, and part of the attic had insufficient insulation. And this was a new construction!&lt;/p&gt;&lt;p&gt;Last month I had another client that purchased a new construction and I had a hard time dealing with the builder. The inspector found among other things that the yard was graded wrong, so the the rain water was going toward the house instead of away from the house. The builder refused to fix it claiming it was fine the way it was. I wanted to make sure that my buyer was protected so I advised him to put a specific clause in the builder&amp;#39;s warranty that if at anytime during the next 12 months there was standing water in the yard or water was coming in the crawl space, the builder would have to come and correct that! And this too was a new construction!&lt;/p&gt;&lt;p&gt;So, new or not, always get an inspection. When buyer does his or her walk thru and check the&amp;nbsp;house out, they think that is&amp;nbsp;enough. Many home sellers owe more or as much as the house is worth and they have no funds to pay for the services of a licensed Realtor to market their home. The alternative - try to sell it as FSBO (For Sale By Owner).&lt;/p&gt;&lt;p&gt;Many young, tech savvy homeowners, think that they have what it take&lt;a href="http://info.housevalues.com/form/2087" rel="nofollow" target="_blank"&gt;&lt;/a&gt;s to do it on their own. And some of them do succeed. However, knowing how to design a flyer, put a sign on the yard, or put an ad on a couple of websites, doesn&amp;#39;t get close to getting the house SOLD. If you still think you can do it, ask yourself a couple of questions and answer them honestly.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;1. Would you be able to stay objective throughout the entire process?&lt;/strong&gt; You will hear strangers talking about your outdated kitchen, your &amp;quot;wild&amp;quot; imagination in coloring and decorating, your second rate DIY improvements, your &amp;quot;cleaning skills&amp;quot;, your pet Rover&amp;#39;s smelly stuff and a lot worse. Will you be able to overcome your emotional ties to the house and still make a deal with the buyer?&lt;/p&gt;&lt;p&gt;&lt;strong&gt;2. Are you up to the hassle?&lt;/strong&gt; Yes, you are college educated, and yes you have researched the subject of selling a house and you know that it requires&amp;nbsp;a lot of paperwork... but do you really know how much paperwork is involved? Between contracts, disclosure requirements, adendas and&amp;nbsp;amendments, doing the deal requires, as a colleague&amp;nbsp;put it, &amp;quot;more documentation than the average Middle East cease-fire agreement&amp;quot;. And when you start negotiating, you need to listen closely and measure carefully every response and not let your emotions get on the way. If all that sounds too much for your nerves, stick with a broker.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;3. Do you have the time that it requires?&lt;/strong&gt; You got the sign in&amp;nbsp;the yard and the ad in the newspaper, now all you have to do is wait for the phone calls and show the&amp;nbsp;house. Someone calls and wants to look at the&amp;nbsp;house &lt;u&gt;tomorrow morning&lt;/u&gt;, only one problem, you work during the day. Prospective buyers like to view houses at their convenience, not &lt;u&gt;YOURS&lt;/u&gt;. How about an Open House? You are tied down to the house for hours waiting on that right person, and when they show up you&amp;#39;re not so sure what to say or how to present the house to make it appealing, yet not sounding pushy.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;4. Serious Buyers or just Lookers? &lt;/strong&gt;You finally got a cute couple showing up to view your house! You think you&amp;#39;re one step away from hitting a home run. Are you really? How do you know for sure that they are&amp;nbsp;going to buy and not just killing time (theirs and yours)? Do you know if they have enough money to buy YOUR home? Do you know what to do or where to take them to find them the right financing for the purchase of your home? What the rates are? What the mortgage payment would be? ......... (Are you tired yet?)&lt;/p&gt;&lt;p&gt;And there is plenty more: advertising, dates, rates, updates, pictures, safety,&amp;nbsp;security, and liabilities. With all of the above, plant on spending &lt;strong&gt;&lt;u&gt;at least&lt;/u&gt;&lt;/strong&gt; 10 hours per week to service the FSBO while&amp;nbsp;your house is on the market.&lt;/p&gt;&lt;p&gt;&lt;a href="http://www.fsbosellbuy.com/selling.html"&gt;&lt;img align="left" alt="Sell your home FSBO" border="0" height="113" src="http://www.fsbosellbuy.com/img/testimonials001.jpg" width="89" /&gt;&lt;/a&gt;In conclusion: Is it worth it to sell your home FSBO? And if you already have a full time job and/or are busy packing to move and don&amp;#39;t have the necessary time to do it right, you WILL&amp;nbsp;need help!&lt;/p&gt;&lt;p&gt;Over 70% of FSBOs end up listing with a Realtor. You can still try and be one of the other 30%, but if you decide to use the services of a Realtor, please, do your homework: interview at least 2 or 3 people for the job. They all have different skills and experiences, they have different approches to the job and different personalities. When the war first began, everybody was concerned about it. There were&amp;nbsp;churches, schools and other organizations geting together to prepare care packages for our deployed soldiers. Not anymore! It is a shame! Our soldiers still need our support and care just as they did when this war first started! I know the military families and organizations still continue to work on this, but the rest of the population seems to have forgotten about it! It is not their fault for being there! So, make a note to yourself to do something about it next time you get a chance. Make your next giving - a gift&amp;nbsp;to a lonely, hot, tired, and home sick soldier. Call upon your office colleagues to make one care box per office and send it to Iraq or Afghanistan! They can&amp;#39;t believe their eyes. There is a house in the paper for $1000 that is in the nicest part of town. We are talking about a Highland Park mansion for $1000. They think this has to be a misprint, but decide to call anyway. They said to lady who answers we saw your ad, and realize it is a misprint correct. She tells them no it&amp;#39;s not &amp;amp; you are actually the first ones to call. They decide to go look at the house.&lt;/p&gt;&lt;p&gt;They race over as fast as they can. They pull up to the most beautiful house on the block. In front of the house is a fountain that cost at least $30,000. They ring the door bell &amp;amp; the lady answers. She starts showing them the house. They realize this house is over 5000 sq ft and it is obvious that expense was not a problem in building this house. The house had marble imported from Italy &amp;amp; a chandelier imported from France. The landscaping was breath taking &amp;amp; the house had a great pool &amp;amp; a nice tennis court.&lt;/p&gt;&lt;p&gt;&lt;br /&gt;The couple said to the lady this is the most beautiful house we have ever seen, what&amp;#39;s the catch? The lady assured the couple there was no catch. The couple wanted the house for $1,000 but was leery of doing the deal. Finally the lady said you seem like a nice couple, so I&amp;#39;ll let you know the truth. She told them this house is completely paid for, and not a penny is owed against it. Well, last week I got a call from my Husband. He informed me he is leaving me for his secretary. He then told me I could have everything we own as long as he could have the proceeds off the sale of the house. I asked her what it was but she didn&amp;#39;t say. She just said it will be waiting at the front desk for you. I was a little puzzled but made my rounds and turned back at the office right at closing time. I asked the receptionist where my delivery was. She smiled and pointed toward the edge of the desk. I walked where she was pointing looking for a UPS box or something to that effect and didn&amp;#39;t see anything. I turned around and asked her again: well, where is it? She pointed at this beautiful flower arrangement sitting right in front of me and said: Right there! I pulled out the card and my eyes filled with tears. It was from a client that I &amp;quot;couldn&amp;#39;t help&amp;quot;... She had contacted another agent in our office and made an appointment to see her. The other agent didn&amp;#39;t feel that Rebecca would really be able to buy anything and even if she did, just wouldn&amp;#39;t be enough to bother with, so she asked me if I wanted to work with her. I said, absolutely! I never turn anybody down! I don&amp;#39;t care if they have the money or the credit, I still talk to them and try to help them get on their feet and make it happen when they&amp;#39;re ready! Rebecca&amp;#39;s case turned out like that. I met with her,&amp;nbsp;got some information&amp;nbsp;and immediately got a lender on the phone to do a pre-qualification. Her credit was too low and so was her income so there was no way that we can get her a house. I guess at this point most agents would&amp;#39;ve hung up their hats and tell her goodbye! I just couldn&amp;#39;d do it!&lt;/p&gt;&lt;p&gt;I decided to see if there was anything I can help her with and found out that she was in a really tough situation with some relatives threatening to throw her out of the house. I made some phone calls&amp;nbsp;to other investors and realtors to see if anyone had a place to rent and even better one that they eventually would consider selling. I put Rebecca in touch with a few people and still spent several hours of phone conversations with her to get her in the right path to a new beginning. At the end of our last conversation, she said: &amp;quot;Thank you so much for talking to me! You&amp;#39;ve given me hope again!&amp;quot; It felt great! And here we are a few weeks later! On the first of this month she moved to her new house where she will be renting for a year and work on her credit, and she will re-apply for a loan at the end of her lease and try to buy the house! She was very excited and so was I! And the flowers she sent... that was too much!&lt;/p&gt;&lt;p&gt;I wasn&amp;#39;t able to find Rebecca and her daughter a house to buy right there and then, but I didn&amp;#39;t abandon them in their moment of need and I am glad to say that my efforts&amp;nbsp;paid off! Everybody deserves a chance and&amp;nbsp;can use a helping hand!
